What is a Subdivision?

A subdivision is the process of creating, moving, or removing property lines—either by dividing a property into multiple parcels or combining several into one. Most cases require a plan from a licensed New Brunswick Land Surveyor, unless exempt under the Community Planning Act.

Our experienced Development Officers are authorized to review, approve, and stamp deeds, and are well-versed in land division, consolidation, and New Brunswick property law.

Our Development Officers offer:

  • Expert guidance on how to proceed with dividing or consolidating land, or creating a subdivision
  • Complete processing of applications for land division, consolidation, and subdivisions
  • Official stamping of deeds as required under provincial regulations

Our Process:

Pre-application
Contact a Development Officer to discuss the proposal and the regulations that apply.

Tentative Plan
Have a tentative plan prepared by a licensed New Brunswick Land Surveyor.
Multiple copies will be distributed to relevant government agencies. The plan must be approved by all agencies involved.

If a new public road is required, the plan needs to be recommended by the Planning Review and Adjustment Committee and approved by the Municipal Council or the Minister of Transportation.

Final Plan
The Development Officer will request a final plan after tentative approval. The final plan must be approved by a Development Officer before it can be registered at the registry office.
